2. Acceptance of These Terms
By using the website, you agree to these Terms of Use. If you do not agree, you should stop using the website. These terms do not replace any agency, listing, sale, rental, reservation or advisory agreement that may be signed separately.
3. Purpose of the Website
The website provides general information and a way to contact us about properties, projects and Chapter One Realty services in North Cyprus. The website does not take payment and does not by itself create a binding property sale, tenancy, reservation, agency, listing or advisory contract.
Submitting a form, sending a WhatsApp message, requesting a viewing or saving a property to a wishlist does not reserve that property and does not mean that an offer has been accepted.
4. Property and Project Information
Property and project information may be obtained from owners, authorised representatives, developers, cooperating professionals and other available sources. Chapter One Realty aims to use reasonable care in presenting information clearly and accurately, but the following may change without notice:
- price, currency, tax and cost information;
- sale, rental or reservation status;
- measurements, room numbers, features and included items;
- payment plans, completion dates and project facilities;
- title-deed type, permissions and legal status;
- photographs, plans, images and descriptions.
Photographs, plans and computer-generated images may be illustrative or promotional. Measurements may be approximate. Information on a listing page is not a substitute for independent verification and written contractual terms.
5. Availability and Price Changes
A property may have been sold, rented, reserved, withdrawn or repriced before the website is updated. Current availability, price, included items and transaction conditions must be confirmed separately by Chapter One Realty.
6. Independent Checks and Advice
Before buying, selling, renting or investing in property, you should carry out your own independent checks and obtain advice from an independent lawyer and, where appropriate, an accountant/tax adviser, bank/finance professional, architect, engineer or surveyor.
Website content is not legal, tax, financial, technical or investment advice. Chapter One Realty does not replace independent legal due diligence or official verification and does not guarantee title, permissions, tax treatment, finance, yield or future value.
7. Enquiries, Viewings and Transactions
When we receive an enquiry, we may contact you to clarify your requirements and discuss suitable options. Every step relating to a viewing, offer, reservation, deposit, rental or sale must be agreed separately and in writing after the identity and authority of the relevant parties have been checked.
The website is not an online booking system. Viewing a holiday or long-term rental listing does not create an accommodation booking or tenancy.
8. User Responsibilities
You must use the website lawfully and honestly. You must not:
- submit forms using a false identity or misleading information;
- attempt to introduce harmful code, spam or automated abuse;
- interfere with website security or operation;
- scrape, reproduce or republish content to create an unauthorised commercial database;
- infringe another person's intellectual-property, privacy or other rights.
You may use the website for reasonable personal property research and share links to its pages.
9. Intellectual Property
The website design, Chapter One Realty brand, original wording, compilations and images owned by Chapter One Realty are protected by applicable intellectual-property rules. Some property images and descriptions may belong to owners, developers or third-party providers.
You may not copy in bulk, republish, sell or use website content in another commercial service without written permission. Sharing an individual property link for personal purposes does not breach this restriction.
10. Third-Party Websites
The website may link to WhatsApp, Google, social-media platforms, developers or other third-party websites. Links are provided for convenience. We do not control and are not treated as endorsing a third party's content, availability, security or use of information.
11. Website Availability
We use reasonable efforts to keep the website secure and available, but do not guarantee uninterrupted or error-free operation. Access may be interrupted by maintenance, security, connectivity, third-party services or events outside our reasonable control. We may change, correct or remove content.
12. Limits of Liability
To the fullest extent permitted by law, we are not responsible for indirect losses resulting from decisions made solely on the basis of unverified website content, third-party services, or a change in a property's price or availability.
Nothing in these terms limits liability for fraud, deliberate misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be limited. Mandatory consumer rights remain unaffected.
If you have a separate signed agreement with Chapter One Realty, that agreement takes priority for the relevant service or transaction.
13. Privacy

14. Changes to These Terms
We may update these terms when the website or legal requirements change. The current version applies from the date it is published on this page. A separate contract already signed for an earlier transaction is not changed retrospectively.
15. Governing Law and Jurisdiction
Subject to mandatory consumer rights and the mandatory rules of any other competent law, these terms are governed by the law applied in the Turkish Republic of Northern Cyprus. The competent courts of the TRNC have jurisdiction over disputes.
